A high-rise mixed-use residential development along the Makkah–Jeddah Highway, composed of two angled towers connected by a podium. Together they form a symbolic open-doors gesture anchored by a public entry plaza.

The program includes five basement levels for parking and water tanks, a commercial mezzanine, and a dedicated amenities and prayer level with lounges and a gym. Above the podium are 19 typical residential floors and two premium levels.

Deadlines were tight for a building of this height. Sectioning the model by typical floors and by elevation let us deliver on time at the required LOD 300.

BIM highlights

  • A federated architectural and structural BIM model for tower and podium, with aligned grids and levels and clear model segmentation
  • Core and typical floor repetition managed with controlled model standards, to keep high-rise updates consistent across levels
